These products are typically found in liquid form and may be applied to tile, stone, wood or other similar materials. The finish is designed to offer protection and extend the overall life span of the flooring. It may also improve the appearance and be slip resistant.<br />

Every product has its own features and components. Many formulas include around 25 different ingredients: some that evaporate and some that remain long after the ground has completely dried. Volatile components is the term used to describe the components that evaporate and non-volatile refers to the elements that stay put. Volatile are mostly involved with the film formation process, as well as curing and drying. Non-volatile ingredients are the solid materials that remain on flooring and add to the finished film.<br />

These products are made using a formula that has a mixture that can produce different physical characteristics and functions. Some characteristics that are presented through application of these formulas include clarity, resistance for water, detergent, slips and scuffs, removability, recoatability, toughness, gloss, and hardness. The main categories of ingredients used in the finishes: modifiers, polymer emulsions, film formers, water and preservatives.<br />

Polymer emulsions are essentially the backbone that all other ingredients rely upon. This element serves as the workhorse of the finish. There are numerous combinations of polymers that may be applied with these products. The combination used will have an effect on nearly every characteristic of the floor, including its gloss, leveling, recoatability, resistance levels, coalescing agents, removability and durability.<br />

Film formers are important elements. Polymers that are used without these formers make loose, dry crystals on the ground surface. When the film does not form in the correct way, problems may develop, for instance: streaking, poor adhesion, fisheyes, poor powdering, orange peeling, cratering, poor leveling, blushing and poor gloss. Wetting agents, leveling agents, antifoamers and plasticizers are used to aid in correct formation.<br />

Modifiers are combined with emulsions in order to improve performance of such finishes. Wax emulsions, alkali soluble resins, crosslinkers, ultraviolet stabilizers and waterborne urethanes are just some of the basic modifiers available. Preservatives are usually added for protection against microorganisms, which can compromise finishes. In fact, the growth of microorganisms can lead to unpleasant smells, destruction of <A href="http://www.earthpaint.net/Floor_Finish_Options.php">floor finish</A>es and discoloration.<br />

Deionized water is employed to provide a stable and friendly environment for all of the product ingredients. This kind of water guarantees that impurities present in other water systems are not present to dry out the finish of the floor. Without this special type of water, the finish may lose its clarity, gloss and color more quickly.<br />

Numerous manufacturers produce floor finish. The prices and availability will be based on such factors as the supplier, and type and quantity of product. There are professional companies that offer floor care services, including the application of these finishes. Property owners, with the right tools, can do these tasks as well. This type of product may be used on a variety of surfaces and can improve the function, durability or overall appearance of flooring.<br />
